ONWARD HOLDINGS’ ROUTE 66 TO LOGISTICS MARKET
A timely boost for logistics operators has been announced by Onwards Holdings Ltd following the launch to market of Phoenix 66, a brand new, high bay state-of-the-art warehouse unit with yard parking for up to 40 commercial vehicles, on the Green Lane Industrial Estate in Featherstone.
Expressions of interest have already been received by the property specialist for the facility in the Yorkshire logistics hub even before the construction of Phoenix 66 had been completed and keys handed over to the firm by building contractor Tolent.
Suitable for the storage and the distribution of a wide range of goods, the detached warehouse extends to around 66,923sqft along with 3,207sqft of additional second-floor future office accommodation, meaning that the office and welfare offering could be extended over three floors, subject to occupiers’ specific requirements.
In addition to a generous concrete service yard, other vital statistics include 13.1m eaves height, uniform floor loading of 50 kNm2, six loading doors (including 4 docks), solar panels on the rooftop, an electric car charging point and state-of-the-art security systems.
Effective space management for maximum operational efficiency is part and parcel of the package, whether required as bespoke warehousing or for specialist distribution, Phoenix 66 is capable of being adapted to accommodate a wide range of logistical requirements.
Green Lane Industrial Estate has a great geographical position with Junction 31 of the M62 less than three miles away. Other major transport connections include the M1 and A1(M) intersections, East coast ports and Doncaster/Sheffield and Leeds Bradford airports are all in close proximity. The railway freight network via Wakefield Europort is also nearby to make light work of the distribution of goods across a variety of sectors.
There has been significant investment by Onward Holdings in the Green Lane Industrial Estate over the years, which has seen a wide range of companies occupy space at the site, bringing a much-needed jobs boost and business to the local area.
Neil Storey, director of Onward Holdings, said: “We are thrilled to announce the availability of Phoenix 66, a quality high bay warehouse unit in a prime location with excellent facilities and transport links. This is a great opportunity to beat the current warehousing shortage as it can be leased as a bespoke unit or managed 3PL warehouse.”
Iain McPhail, Partner at Knight Frank and Andrew Miller of Andrew Miller Chartered Surveyors are advising Onward Holdings. Iain commented: “There are now only a small handful of mid-size warehouse units available in the West Yorkshire area and with continued demand from industrial occupiers in the marketplace, we are confident that the property will let quickly. The unit offers occupiers a ‘best in class’ institutional specification including 13.1m eaves height, generous concrete yard area and flexible office and welfare accommodation.”
Andrew Miller of Andrew Miller Chartered Surveyors adds: “This is an excellent high-bay warehouse unit which has a 13m eaves height and office accommodation that can easily be expanded to provide more office space or welfare facilities.”
It has been well documented that quality warehousing, especially close to excellent transport links, is lagging behind demand due to a proliferation of e-commerce and discount retailers taking up available space. Phoenix 66 will help meet the increasing demand for additional logistics facilities in the Yorkshire region.
