Garbe Industrial Real Estate GmbH creates further settlement potential in the Berlin/Brandenburg metropolitan region. In Oberkrämer (Oberhavel district), the Hamburg-based project developer has started to build a logistics property with a total area of around 21,000 square metres. Construction is taking place with no fixed rental commitments. Completion is scheduled for the first quarter of next year.
The property is part of a logistics park that Garbe Industrial Real Estate is developing on a 146,000 square metre site in the “Vehlefanz” industrial estate. The investment volume totals 70 million euros.
In the first construction phase, a logistics center with 15,000 square meters of hall space was built, which is now rented to Kuehne + Nagel. In the second construction phase, a logistics property with 30,000 square metres of warehouse space was built, which the fulfilment service provider VAH Jager has since moved into. “The third construction phase, which we are currently developing with our partners, completes the logistics park,” emphasises Adrian Zellner, Member of the Executive Board at Garbe Industrial Real Estate.
The property will consist of a 20,000 square metre hall. It will have 20 dock levellers and two ground-level sectional doors for loading and unloading trucks. “This makes the new building suitable for logistics services of various kinds,” explains Adrian Zellner. In addition, there will be about 1,000 square metres of offices and social rooms. Parking spaces for a total of 60 cars and four trucks are planned for the logistics park’s outdoor area.
“Berlin has developed into one of the most dynamic regions on the German logistics real estate market. Especially in the past two years, most of the available hall space has been let there. The rapid leasing successes for the first two halls confirm this 2
trend and show that we were spot on with our location decision four years ago,” says Adrian Zellner. “For this reason, I am optimistic that the third property will also be fully let before completion.”
As one of the leading German project developers, Garbe Industrial Real Estate pays special attention to the issue of sustainability in the realisation of the property. A photovoltaic system will be installed on the entire roof area to generate renewable energy. The company uses energy-efficient LEDs to light the hall. Some of the parking spaces on the outdoor grounds will be equipped with e-charging points. Garbe Industrial Real Estate is aiming for certification according to the Gold Standard of the German Sustainable Building Council for the property.
The proximity to the capital makes the location particularly attractive. The logistics park developed by Garbe Industrial Real Estate is located in the north-west of Berlin on the A 10 motorway, about 1.5 kilometres from the Oberkrämer junction. From there it is about 30 kilometres via the A 111 to the centre of Berlin. The location is connected to Hamburg via the Berliner Ring and the A 24, to Hanover via the A 2 and to Leipzig via the A 9.
Meanwhile, Garbe Industrial Real Estate GmbH has acquired a conversion site of around 48,000 square metres in Gera, a town located in the east of Thuringia. The plan is to build a logistics and commercial property with a total area of 28,000 square metres there. Construction is scheduled to begin in April 2024.
The area is part of the former industrial site “Alter Milchhof” (“Old Dairy”). The seller of the property is FAB Grundbesitz GmbH from Gera – a group of companies with a strong regional business focus on the real estate markets in central Germany. “Logistics and commercial space in good locations is in demand and in short supply. With the new property, we are securing an attractive location in the economic region of Eastern Thuringia with excellent transport links directly to Gera,” says Adrian Zellner, Member of the Executive Board at Garbe Industrial Real Estate.
The site is ideally located between the city centre and the A 4 motorway, which is only 700 metres away via the main road. Similarly, the A 9 motorway is only 17 kilometres away. A tram stop 250 metres from the property ensures connection to the public transport network and provides a quick link to the centre of Gera.
Before the new building can be started, the conversion area must be prepared accordingly. In concrete terms, this means the demolition of old buildings on the site of the former dairy, the professional disposal or recycling of the demolition material, and an extensive investigation of the site for possible remnants of war. Adrian Zellner: “We are pleased to be able to positively transform and contribute to the shaping of the main access road from the A 4 motorway to Gera with the implementation of this project. The dairy, which has burnt down several times, is being replaced by a sustainable and 2
appealing new building. In total, we will invest around 34 million euros in the project.”
The Hamburg-based project developer will build the modern commercial and logistics property according to current ecological standards. “We are guided by the internationally recognised ESG criteria,” says Adrian Zellner. The building is being constructed according to the environmentally and climate-friendly BEG-40 standard. Fossil fuels will not be used for heating. Instead, air source heat pumps are being provided. A photovoltaic system will be installed on the entire roof area to generate renewable energy. In addition, there will be LED lighting, smart meters, a system for the use of domestic hot water and pre-fitting for e-charging stations.
Garbe Industrial Real Estate is aiming for gold certification from the German Sustainable Building Council (DGNB) for the property. Completion is scheduled for the 2nd quarter of 2025.
